Northern Virginia always seems to be under construction. From constant roadwork that fuels our least favorite pastime — sitting in traffic — to major development projects like new conference centers, hospital expansions, and other ambitious upgrades, the region is rapidly evolving. So, what will NOVA look like in the next 10 years? Let’s find out.
Concorde
Projected completion: Early 2026
Address: 2011 Crystal Dr., Arlington
This event center is set to open early 2026 in Arlington’s Crystal City neighborhood. It’s conveniently located near the Pentagon, Amazon’s National Landing headquarters, and the Ronald Reagan National Airport.
This 12,000-sqft facility features an on-site culinary program curated by David Morton, a Chicago-based restaurateur and founder of Episcope Hospitality.
I-495 Express Lanes Northern Extension Project
Projected Completion: 2026
Address: The I-495 and Dulles Toll Road interchange to the area around the American Legion Bridge
This long-anticipated project, which began in March 2022, aims to alleviate traffic congestion, enhance safety, expand travel options, and improve overall reliability for all road users.

Fairfax County Parkway and Popes Head Road Interchange
Projected completion: Late 2026
This project will replace the existing traffic signal at Fairfax County Parkway with a new interchange designed to improve traffic flow. The interchange will feature three roundabouts to enhance efficiency and reduce congestion. Many residents are eager for the project’s completion, as ongoing construction has significantly impacted traffic in the area.

The Quartz District in Loudoun County
Projected completion: 2027
Address: Intersection of Prince William Parkway + Minnieville Road
A new, soon-to-be walkable community will bring over 1,000 homes, restaurants, and the county’s first Whole Foods Market. There won’t be any single-family detached homes in this development.
The timeline for the development project is dependent on the construction of the new urban interchange called Single Point Urban Interchange (SPUI). This is a grade-separated interchange where all ramps connect to one main intersection with a traffic light on the local road.
Therme DC
Projected completion: 2028
Address: 1900 Anacostia Dr., Washington, DC
We’d be lying if we said we weren’t a bit excited about this one. And before you get mad at us… we know it’s in DC. But this European-style wellness center is going to make for a great staycation for fellow Northern Virginians.
The plan includes various suanas, swim-up bars, a variety of restaurants, and many more amenities to take your stress away. It’s currently projected that Therme DC will open sometime in 2028.
Inova Hospital Campus Redevelopment
Projected completion: 2028
Address: 4320 Seminary Rd., Alexandria
In 2020, Inova and the City of Alexandria announced plans for a mixed-use development and medical campus at the previous Landmark Mall location.
The updates will feature a larger emergency room, private patient rooms, and the addition of the Inova Schar Cancer Institute at Alexandria Hospital, which will provide comprehensive cancer services, including radiation therapy and infusion treatments.
Rivana at Innovation Station
Projected completion: 2034-2044
Address: Route 28 and the Dulles Toll Rd., Herndon
Check out this impressive mixed-use development spanning 103 acres of both Fairfax and Loudoun Counties.
The development will introduce over 2,700 residential units in Loudoun County and more than 1,000 in Fairfax County. In addition to housing, the project features office buildings, hotels, diverse retail options, and over 16 acres of preserved natural space.
The project originally received the green light in 2023. It’s projected that this project should be fully completed in the next 10 to 20 years.
